Check the fence for repairs, veranda for clearing of cobwebs, windows and glass for cleaning, lawn for mowing and trimmings, and the garden to add colours and give your house some life. A few inexpensive touch ups can work wonders in the making your house attractive to your prospective buyer.
Entrance and doors: Make sure that the entrance of your house is clean and free from clutter. Doors should open and close without creaking, doorknobs clean and polished and should be able to turn easily.
Decor: Light coloured décor is always good. It can lighten dark rooms and enlarge small-seeming rooms. If you do however decide to repaint the house before a sale, make sure you keep a constant theme throughout the property. This creates continuity and adds to the overall “flow” effect of the house.
Rooms: De-clutter rooms by removing items of furniture. A common fault in property presentation is room overcrowding. A room full of furniture can greatly reduce the perceived size of the room and make it appear smaller and therefore of lesser value that what it really is. Remember, less is better

Storage: This seems to be a common problem amongst homeowner because there just never seems to be enough space no matter how big a house is. Unpleasant views: These can be screened off by trellis or creeping vines or extending of your fence. You may also want to consider installing a slimline Venetian blind to block these view, such as if your house was outside a busy road. Remember, you want to block the view but not all the light, so get something that will do both.
Pets: Although pets are lovely and often liven up a home, they should not be present during a house inspection. A good idea would be to take them out for a few hours or ask a friend to mind them for a while.
Bad Odours: Nowadays there are endless amounts of products , aromas, pot pouris, scented candles and oils that can assist you in maintaining a good smell around the house. Because you have probably lived in your house for sometimes, it is often that you do not detect the bad odours so just to be on the safe side, spray a little freshener and keep a light scented candle burning for awhile. If you cant think of any fragrances which will please buyers, then coffee and chocolate cake combinations is always usually a winner. Another inexpensive way to enhance the scent of your home is to buy some dried petals or pot- pouris or the popular method of dried flower arrangements with eucalyptus leaves. Make a nice arrangement for your centrepiece on the dining room table. This will surely give a pleasant smell and look pleasing to a buyer.
Light: This is a major factor and you cannot have enough of it in your house. If you have a dark room or area, consider installing a skylight to bring sunlight into the room. The money spent for the installation is definitely money well spent.
The important thing is to remember that you are not the one buying the property you are working hard to present, so keep it simple and attractive to majority of buyers.
